- Prospective tenants will be looking at everything in their price range. It is important to consider the decor and make sure it appeals to as many potential tenants as possible. You must see your property through a prospective tenant's eyes.
- Put in some Time and Effort on the Detail
- Invest time and money into the presentation of your flat, ensuring it is tidy and uncluttered and has been professionally cleaned. A bunch of flowers and a nice tablecloth might not cost the earth but they could make a winning impact that sets you apart from the competition. In the colder winter months it is worth setting your heating system on a timer for popular viewing times. Taking the time to dress your property properly could be worth its weight in rental income.
- Complete all the Repairs
- Make sure all appliances, including boilers, are serviced prior to tenants moving in to avoid expensive call outs. Ensure your shower works and complete all repairs or improvements before marketing the property. It is easier to let a property in good condition as opposed to one where the landlord 'may be willing' to make improvements.
- Budget for Periods when the Property is Vacant
- Calculate rent for 48 weeks approximately to allow for times when the property may be vacant.
- Listen to the advice of your Agent
- Most reputable agents know what they're talking about as it is what they do all day, every day. If your agent recommends a reduction in price or advises a rearrangement of the furniture, or gives any other reasonable advice then give it some serious thought.
