Renting Advice
Before you rent a property, there are a number of items that you need toremember and keep in mind before you confirm your tenancy. These include:
- Prepare your Holding Deposit
- You will always have to put down a holding deposit to secure a property and to ensure it is removed from the market so it is a good idea to have this waiting in advance in order to speed up the process. This amount is generally 1 week's rent in advance.
- Ensure you Calculate the Rent you will Pay Correctly
- It is important to remember that in many cases agents calculate the rent by calendar month, not on a 4 weekly basis. The calculation is 52 weeks divided by 12 months giving you the 'per calendar month' figure.
- Understand all the Charges that Apply
- Always ask about hidden charges when using an agent. You will be charged an administration fee for drawing up the tenancy agreement and a further fee for references. Both can vary tremendously depending on the agent and referencing company used. Remember to check first.
- Ensure that the Inventory is Complete
- Go through the inventory very carefully, making sure every individual item is listed.
- Be Aware of the Time it takes to Clear Funds
- If transferring money, ensure that it is done sufficiently in advance so that it is cleared into our account. It is prudent to allow 4-5 working days for the banks to clear the money. Levene Chartered Surveyors requires cleared funds for the full amount and a signed contract back before we can release the keys.
