The Renting Process
- Register with Levene Chartered Surveyors
- Call us on 0208 977 6886, visit one of our offices, or Register your Interest online so that we can look and match properties to your requirements.
- Search for Properties
- We recognise that a lot of time is spent searching the web for rental properties, which we encourage. We have found that it is often beneficial to register directly with an agent in the area you are looking at as you could potentially be shown properties that have not been listed on the Internet yet. Our agents will also have seen all the properties on our books and will be able to discuss your requirements in more detail.
- Organise some Viewings
- Once you have found a property or properties that you feel are suitable, please contact us so that we can arrange for you to view them.
- Make an Offer
- Once you have found a suitable property through Levene Chartered Surveyors, our lettings negotiators will put your offer forward to the Landlord for consideration.
- Personal References
- We have a duty to our landlords to instruct an independent referencing company to carry out a reference check. The cost of doing this is the responsibility of each prospective Tenant.
- Holding Deposit
- A Holding Deposit is required when a Tenant makes an offer on a property. If, for any reason, the Tenant decides not to go ahead, the holding deposit will be retained against administrative costs already incurred. Otherwise it will be offset against the first rent and full deposit payments. Paying a holding deposit does not legally oblige either party to enter into the Tenancy.
- Tenancy Agreement
- We will draw up the tenancy agreement and other relevant paperwork for you to sign. This forms an agreement between both parties. There will be a charge to the Tenant for doing this.
- Rent and Deposit
- The first rental payment is required in advance prior to the commencement of the tenancy. A damage deposit is also required from the Tenant which will be reimbursed to you at the end of the tenancy, subject to the comments of the inventory report.
- Inventory
- The inventory is a detailed schedule of condition and contents report carried out by an independent inventory clerk at the beginning and end of the tenancy. The Landlord will be expected to pay for the check-in report and the Tenant for the check-out report.
