Selling Advice

  • Make the Property Look Top Class
    • When selling, your property has got to look the top class. Prospective buyers will be looking at everything in their price range so make sure yours competes or it will be left on the shelf. Perhaps do some research and see what the same money could buy you in a mile radius. Make sure any clutter and unnecessary furniture is cleared away, windows are clean, carpets are clean etc. Above all, see your property through prospective buyers' eyes.
  • Viewings
    • If you are living in the property whilst it is being shown, it will always give a better impression if it is kept well aired and clutter free. Leave lights on in winter so that all the rooms seem welcoming. However strong the temptation, resist the urge to follow your agent and prospective buyer around the house. Instead, keep them there as long as possible by letting the agent show them around or, alternately, leave them to it completely.
  • Know Important Information
    • Buyers will be interested to know how long your lease is, what the service charge is or how long ago you installed the boiler. It is advisable to get ahead of the game and provide your agent with a list of vital information that you think might help a buyer make a decision.
  • Instruct a Solicitor
    • Appointing a Solicitor immediately could speed up the whole selling process. The Solicitor should ideally be supplied with title deeds at the earliest possible opportunity to reduce the risk of a sale falling through.
  • Structural Survey
    • If you are concerned about the structural condition of your property, we would suggest you talk to a structural surveyor prior to putting your property on the market.
