Placing an Offer

There are many points to consider before make an offer. They may influence how much you want to offer, and even if you want the property.

Make a Realistic Offer

Once you've found property you want to buy, put in an offer as soon as possible. If you find your ideal home and it seems to be priced correctly, consider offering the full asking price, or more if you are in competition with others.

When an offer is accepted by the estate agent/vendor, they're not legally bound to sell to you at that price. See our guide on gazumping to find out why.

A house that's been on the market a long time may have hidden problems or the owners could be asking above market value. You may want to offer below the asking price.

What you do offer must be realistic. Stick to your guns on this strategy, it provides a quick sale for the vendor and can cut out uncertainty and time-wasting.

All offers should be made with the stipulation of taking the property off the market, but be prepared to act quickly. Getting a 'Sold' board outside is a good way to dissuade others from looking.
