Appeal from the Roadside is Critical.
Take a good, long look at the front approach to your property. Does it compare well with other properties in the street, or does it let the side down? Does it need re-painting, are there any repairs that need to be done such as replacing slipped tiles or slates? Make sure your home looks inviting.
The Front Garden.
The front garden, if you have one, should be tidy, no matter what time of the year. Hedges should be trimmed, plants kept tidy and lawns kept neat. Any dead leaves or rubbish that accumulate should be removed daily.
Loof for signs of Neglect.
Paint the front gate and fence if this hasn't been done for a while and make sure that any mould, moss or plants are removed from the path. Any signs of neglect on the outside could deter potential purchasers. As we said, appeal from the roadside is critical.
Windows
Windows should be clean and window frames repainted, if necessary. Peeling paint is unsightly.
The Porch.
Make sure your porch is clean of debris and spider webs in order to create a favourable impression while your visitors are waiting to enter the property. Also make sure the light fitting are clean and working.
The Entrance
The next thing to consider is what greets visitors as the front door opens. This is their first look at the property and what they see, hear and smell will influence their opinions for good.
Communal Properties.
Flats and communal areas, such as the hall, stairs and landings in a block of flats, can be a real problem. Make sure everyone knows that you are selling and gently remind them to collect their post and help keep the front garden tidy. Make sure all the light bulbs are working and that there are fresh flowers or a leafy plant in the hall.
